I lived in this Rize managed property in the Aves for 1 year (88K St). Natalie in leasing was a joy to work with and really good at her job. The appliances in the property were awesome too. That is the extent of the positives I can list.

BEWARE OF THIS ISSUE You could be paying for someone else's utilities . First and most importantly of all, there was an ongoing maintenance issue I raised with them in late January/Feb that impacted the entire building of 13 units. It was never resolved before we moved out at the end of April and I have yet to get an update on a refund/correction. It could have been happening to other buildings too if they had the same contractors renovate those.

The power meters were incorrectly labeled and resulted in us (as well as other tenants) overpaying/underpaying for utilities for the entirety of our lease. After a Rize inspector confirmed the breaker for my #13 meter did not turn off my power, electricians were dispatched a few weeks later to come look at it. They confirmed the meters were incorrectly labeled, so we were being charged for a larger unit's utilities. This all happened in February. Multiple emails and an office visit later, it was finally admitted that the maintenance request was marked completed. This was shocking since they had not corrected the issue or refunded us for overpaid utilities. I only noticed this cause our bill jumped by almost $100 in the winter when both of us had been out of town and not using the electric for most of that month.

In the first few months of our occupancy, Rize would share copies of the utility bills so we could see our energy usage and that we were paying the correct amount. They switched vendors in October and stopped sharing any breakdown/copies of the bills. At that same time, the bills started going up significantly. On top of this, they charged everyone $8 extra a month to process/pay the utilities for us. This, coupled with the inability to verify what we were paying was really disappointing.

They also charge many mandatory fees on top of the base rent, with no possible negotiation. After starting at a base rent of $1195, our bill was consistently over $1500 a month. They charge you $70-$100 for a dungeon storage unit that was about 50% finished and not secure. $20 common area maintenance/month, even though the snow/ice was never shoveled or cared for in the winter. $60 for water/sewer/trash per unit per month ($780) for a dumpster that was shared with another 10+ unit building and almost always overflowing. Not to mention, they only had 2 gas water heaters for 13 units, so the water was commonly cold at morning and night.

The contractors they hired to renovate the place made it look nice from afar, but nothing was straight or fit right. You could see to the outside along all 4 sides of the front door; there was that much of an air gap. The washer/dryer placement made an entire shelf unusable. You could hear the shows that the upstairs and downstairs neighbors were watching, clearly. Some of the windows were broken/not openable. The wood floors had stains and marks from the contractors. The tub finish peeled off in under 5 months. The electrical was done haphazardly and had to be fixed right after moving in.

I will say, most of our easier maintenance requests were answered in a timely manner, so that was another plus.

Overall, just be prepared to pay way over what your base rent is after fees and to potentially deal with really shoddy work.
